A picture is worth a thousand words, and could be worth thousands of dollars when it comes to attracting the right buyers to your home.
Let’s face it, buyers form their first impression of your home based on the online listing. As they say, Web appeal is the new curb appeal.
If you are serious about selling your home, you have to take your listing photo shoot very seriously. If your photos don’t excite buyers, they may not step foot inside.
You should prepare for your photo shoot as much as you would for an open house or private showing. Work alongside an excellent local real estate agent, and follow these tips to make sure your home looks its best.
Never list your home online without photos
Today’s buyers get email and text alerts when a new home that matches their criteria hits the market. There is nothing more frustrating than to see the desired address come across as an alert, only for the listing to be incomplete.
Buyers (and agents) will punish you for jumping the gun. Will they go back later and look again, once you have the photos up? Maybe — but maybe not.
You’re adding an extra step for them, and it comes across like you don’t have your ducks in a row. That’s not a great way to start out with your future customer.
Clean, declutter, organize and remove
You should spend a good amount of time preparing for your photo shoot. This means that you fluff the pillows, put toilet seats down, put Fido’s bowl and toys away, and ensure the home is in impeccable condition.
People can zoom in, zoom out and play with photos in online listings. They’ll notice everything. If your photos don’t show your home well, it sends a message to the buyer that you don’t care, and that you are not a serious seller.
The buyer is your customer. You have a product for sale. Take the time to present it in the best possible light.
Poor photos won’t cut it
Images that are blurry, poorly lit, or distorted are not going to sell your home.
It’s a good idea to hire a professional photographer who will take high-resolution photos, and even bring extra lighting or equipment to enhance their work. They’ll also take dozens of pictures and work tirelessly to show your home in the right light and from the best angles.
Don’t skimp on the number of photos
When it comes to photos, the more, the merrier. You want to make it easy on buyers to get comfortable with and learn more about your home.
Not only are the listing photos their initial impression, but they serve to help orient the buyer after the first or second showing. Once they have been through the home in person, they are better able to relate to the floor plan and how it flows. Going back to the listing photos allows them to make connections and dig deeper. Encourage them to do so by posting plenty of photos.

Invite a realtor or interior designer over to check out your home. Many realtors will do this as a courtesy, but you will probably have to pay a consultation fee to a designer. Check with several designers in your area; a standard hourly fee is normally less than $100, and in an hour they can give you lots of ideas for needed improvements. Simply tear out or print off the ideas you want to try and start your to-do list. Keep it simple — when remodeling on a tight budget, do-it-yourself projects are best.

For less than $400, hire a cleaning service for a thorough top-to-bottom scrubbing. Even if you clean your home regularly, there are nooks and crannies that you may miss or overlook. Let a cleaning service do the dirty work to really make your home sparkle.

A great-looking yard and exterior help attract potential buyers, but today’s sellers need to take it a step further.
Let’s face it, first impressions matter. We care about how we dress for a job interview, and we spend extra time in front of the mirror before that first date. When it comes to selling a home, first impressions matter, too.
The term “curb appeal” derives from real estate sales and home design. For years, buyers have formed their first impressions of homes while standing in the street or sitting inside the car, just beyond the curb. Before the advent of text messaging and smartphones, a buyer would get a phone call or fax from their agent about a new listing. The initial drive-by would determine whether or not they would go for an actual showing.
To get that buyer in the door, the seller spent hours, even days, seeding new grass and planting flowers, painting their front door, mulching, weeding and cleaning up the yard. If the home didn’t appeal from the curb, buyers moved on to the next house. Curb appeal was always the single most important piece of the home sale puzzle.
Today, curb appeal still matters — but it matters differently. Almost every buyer forms their first impression from a home’s online photos.
Instead of driving to your home, buyers will scroll through pictures of both the outside and the inside, before ever stepping foot inside. What’s more, they may never come to see it if they don’t like what they see online.
While the exterior of your home should be high on your priority list, it is most valuable only when the buyer walks up or drives by. But they may not ever get that far.
The interior also needs to show your home in its best possible light, because Web appeal has become the new curb appeal. And if your home doesn’t photograph well — either because you didn’t have it professionally shot, didn’t post high-resolution photos, or you haven’t taken the time to prep it — then curb appeal won’t even make a difference.
What sellers should do
Sellers need to spend ample time preparing the inside of their home and getting great photos, so buyers will form the best possible impression.

Baby, it’s (going to be) cold outside, but that doesn’t mean your house can’t be warm and inviting.
With winter approaching, long days of sunshine, colorful fall foliage, and green lawns are coming to an end. So too are the hours spent outside, raking up leaves and washing your windows. But don’t fully retreat into your humble abode to hibernate quite yet — especially if your home is on the market.
There are projects you can start now, when it’s just starting to get cooler outside, to ensure your home will look gorgeous, warm, and inviting throughout the upcoming winter months — whether you have a home for sale in Burlington, VT, or Seattle.
Plant flowers that bloom in the winter
Fall is the time to plant early-blooming bulbs such as crocuses, which will flower in late winter, even if they’re covered in snow. Other bulb flowers such as daffodils and tulips are hardy enough to survive cold winter temperatures below ground and bloom beautifully in early spring/late winter. Perennials, shrubs, and trees also do well with a fall planting.
According to the National Association of Landscape Professionals (NALP), the warm fall soil is great for root development, and plants have several months to establish themselves before the stress of the summer heat. Get your early planting done and enjoy a little taste of spring curb appeal while you’re still cuddled up in your flannel pajamas and slippers.
Install landscape lighting
Lighting is often overlooked but can make such a huge difference when strategically placed and tinted correctly. Consider sticking a few vintage lanterns along your driveway, or installing a soft-hued light bulb in your porch light. You could also light up your walking path with solar lights and finish off the look with some statuary or tree up-lighting.
Pro tip: Less is usually more for path lighting; too many lights, and you may create a runway effect.
Lawn and garden maintenance
Now is the time to make sure you’re helping your lawn make it through the winter, so your grass and other plants survive the harsh weather. NALP recommends applying 2 to 3 inches of mulch to protect plant roots from extreme temperatures.
The mulch barrier will also preserve moisture if your region doesn’t receive enough winter precipitation. Bonus: A thick layer of woodsy mulch lends a nice aesthetic touch to an otherwise barren landscape.
There’s not much you can do about brown, unsightly-looking grass during the winter months. But you can rake and remove the leaves that build up from falling foliage and winter storms. The raking work will pay off big time in the spring for lawn health and also keep it looking its best this season and into spring. A tidy lawn is the key for curb appeal in the long winter months.
Small upgrades and holiday decor
Alone, a new mailbox, doorknob, or set of address numbers on your house can seem inconsequential. But when replaced together as a set, these little details can make all the difference in the world — particularly from a distance. Now is the time to make a weekend project out of replacing all the small stuff for a big aesthetic reward.
From lights and greenery to candles in the windows, you can really get creative for the holidays with embellishments that won’t die off when the snow starts. There’s no need to get all Clark Griswold with the front yard, but tasteful, minimalist decor can really beautify your home.

When potential buyers drive up to your home, they’re full of hope.
They imagine themselves baking in the kitchen and their kids playing in the yard. Most of all they think: “Could this be my home?”
Then they look closer. They see a mess by the driveway and the peeling paint near the roofline. Very quickly, they decide to keep driving—and keep looking. They don’t want your home. The exterior tells them the interior might have the same negative impact.
They’ve already done research on your neighborhood and know your asking price. Now they’re just driving by to see if your home has that “it” factor—not an “ick” factor.
Where do most sellers go wrong? Here are the main mistakes they make:
1. Ignore curb appeal
How your home appears from the curb is extremely important. It’s the proverbial first impression. If your home looks inviting from the outside—the yard maintained, the garden manicured and the paint fresh—potential buyers will take an interest in it. If not, they might think the interior is likely unkempt, too—and they’ll move on.
2. Crowd the buyer
When you sell your home, take yourself out of the picture. If you happen to be home, greet any potential buyers and then allow them to walk through your home undisturbed. Give them a chance to picture their couches in the living room or their dining set in the dining room. Let them have space to discuss what they’re seeing.
Some sellers crowd a buyer, thinking that any newcomer will want all the details of every renovation and every nook. Don’t do this. Let the buyer be. You can always provide an info sheet to describe anything you feel should be mentioned.
3. Offer that ‘lived-in’ look
Prospective buyers don’t want to see your clutter. It’s distracting and makes it hard for them to picture themselves in your home. A mess can often hide aspects of the home that would entice someone else to buy.
When you’re selling, keep a tidy home and tuck away all your family photos and knickknacks. Try to create as many open, clear spaces as you can. Clean off counters and other surfaces. Even the toaster and blender should be stored away when you show your home.
Ideally you will have time to give all the rooms a fresh coat of paint. You don’t need to hire an interior designer, but do look over your home with an unbiased eye. Is it warm and inviting? Pleasing to the eye?
4. Let odors linger
If you smoke or have pets, your home will likely have an odor. Although you might be used to it, others may not appreciate it.
Removing pet urine smells out of carpets takes care; you’ll likely need to use special solutions or a steam cleaner. With rugs, you may just have to buy new ones. Vinegar will work on most flooring. If you have a litter box, change it daily while showing your home.
If you smoke, try to smoke outside as much as possible. Most nonsmokers are sensitive to the smell of smoke. Not only will they want to leave, they may also find the prospect of cleansing a home of smoke odor a turnoff. You may be so used to it that you hardly notice the odor, but others will walk out the door quickly.
If there is a heavy smell in the home from years of smoking indoors, try washing the walls with vinegar. And don’t forget the curtains, shades and anything else that might collect the tar and resin from the smoke.
For any unwanted smells, try baking soda. Sprinkle it around the house, on the furniture and on the carpets. Let it sit for a day so the granules can absorb the odors and then vacuum it all up. You may have to do this a few times.
Think of it as vacuuming your way to a good deal on your home.

You’ve sold your house: Escrow has closed, and you’ve handed your keys to the new owners. But while the deal is done, you have a few more things to do. In “House Selling for Dummies,” authors Eric Tyson and Ray Brown lay out things you can do to save money and increase your peace of mind, post-sale.
Here are 10 of their tips:
- Keep copies of all paperwork related to the closing and settlement. Although it might be tempting to shred the paperwork or put it in storage, you’ll want to have it handy for April 15. When you file your taxes, you’ll need documentation for the expenses and proceeds of the sale. And after you file your return, you’ll want to keep the paperwork in case you’re audited.
- Keep proof of improvements and prior purchases. This is for tax purposes, too. The IRS allows you to add the cost of improvements to your home’s cost basis during the time you own the home, which is nice if you have a sizable capital gain. But to use this tax provision, you need to keep receipts for everything you spent on home improvement.
- Stay on top of tax laws. Because tax laws constantly change, you’ll want to keep current to avoid losing money. For example, a recent law allows you to exclude from tax a significant portion of the profits from the sale of your primary residence.
- Put your proceeds in a money market fund. If you sell and then don’t immediately buy, you’ll need a safe place to put your money. A money market mutual fund offers safety, a reasonable rate of return, daily access to your money and check-writing privileges.
- Choose your next home carefully. Scope out a variety of areas and housing options that meet your family’s needs.
- Don’t feel pressured to buy. Take your time purchasing your next home; rent for awhile if you’d like extra time or want to try an area out first before buying. “Keep in mind that you have two years to defer tax on your house-sale profits,” Tyson and Brown point out.
- Reevaluate your personal finances. If your situation changes before you buy another house—you get a promotion, have a baby, go through a divorce—you’ll need to rethink your finances and how much you can afford to pay for your new house.
- Think about what you need from an agent to help you buy. Carefully consider whether the agent who helped sell your house can meet your needs when you’re buying. Buying and selling require different skills. And, if you’re moving to a new area, you may want someone familiar with the area.
